Project Name: 44 Monroe
Project Statement: We were tasked to renovate a high-rise, multi-family property in the heart of Phoenix, Arizona. Armed with a deep understanding of the local luxury residential market through comprehensive research, we set out to redefine and elevate the living experience for the building's residents.
The project posed the challenge of working within the fixed footprint of a high-rise building. Without opportunity for expansion, we carefully studied the existing layout to identify areas for optimization. Budget constraints required us to think creatively and strategically about how to leverage existing materials, while still crafting a cohesive design narrative for the renovation.
Our research revealed underutilized areas that could be repurposed into more impactful amenities. One key design solution involved transforming an oversized kitchen into two new functional spaces. By reducing the kitchen’s footprint and bringing it closer to the adjacent lounge, we created a more efficient, compact kitchen that features a show-stopping natural green stone, which serves as a dynamic focal point in the main lounge.
Some of the additional space was transformed into a "Paw Spa" for pet-owning residents—an amenity that enhanced the property's appeal and was highly requested. We were also able to carve out a quiet nook within the footprint, that offered natural light and patio views. This nook now provides a flexible, private workspace for residents, with luxe built-in booths.
Another transformation involved converting a large, underused meeting room into a cutting-edge golf simulator and lounge, providing residents with a recreational experience at home and safe from the desert sun. Research into the existing and aspirational demographics assured us this amenity would resonate with the audience.
As Arizona’s tallest multifamily structure, the building’s abundant windows and sharp angles created a cold, sterile atmosphere. An important design consideration was to soften this effect. We developed a desertscape design concept, inspired by the desert views visible through the windows. Drawing from the desert’s earthy layers and the shimmer of sunlight on sand, we selected materials and a color palette to reflect this concept.
The challenge for creating a cohesive concept was integrating new elements while preserving features like the travertine wall and intricate inlay in the lobby flooring. Chrome accents were retained and woven throughout the renovation to mimic the desert’s metallic glimmer, and travertine was incorporated to tie into the existing lobby wall. We embraced the flooring’s sand-like inlay design as a focal point and complemented it with a minimal palette.
Rich, desert-inspired hues in upholstery and finishes enhanced the warm aesthetic, while native plants brought life indoors. By reimagining the existing floorplan, we transformed cold, unused spaces into functional, inviting areas that improved both resident experiences and the property’s market appeal.
